How much is the application fee?
Application Fee: $35 per adult, non-refundable. Each adult (18+) must apply.
Do you accept co-signers?
Co-signers are allowed. Co-signers must also fill out an application and pay the $35 application fee.
What is the household income requirement to qualify for a unit?
We require a total household income of at least three (3) times the monthly rent before taxes. We will ask for proof of income for the last two months.
Example: $800 rent = monthly income before taxes $2400/month or higher.
What lease lengths do you offer?
Currently we offer 12- or 15-month lease terms.
Do you offer month to month lease options?
Yes, we do offer month-to-month lease terms. However, this option becomes available after you have completed your initial full-term lease agreement. Additionally, month-to-month leases are available for a maximum of three months.
Please note that there is a fee of $300 per month to transition to a month-to-month lease, and this fee will be added to your regular monthly rent.
What is the security deposit?
For well qualified applicants, the standard security deposit is typically equal to one month's rent. However, please note that our security deposit amounts are dynamic and can vary based on individual application factors. We encourage you to speak with your leasing agent for specific details regarding the security deposit for your application.
Do you accept surety bonds instead of a traditional cash security deposit?
Yes, we do! Vines at Adams partners with The Guarantors, who offer a surety bond option that can replace the need for a traditional cash security deposit. Instead of paying the full deposit upfront, you would pay The Guarantors a one-time, non-refundable fee.
Please note that the cost of the surety bond and the coverage types available will vary depending on your individual application. We encourage you to speak with your leasing agent for more detailed information and to see if a surety bond through The Guarantors is the right option for you.
Are pets allowed?
Yes, we are a pet-friendly community! We allow a maximum of two pets per apartment. For your convenience, we have pet stations located throughout the property. Please note that we do not have a dedicated dog park on-site.
We do have the following pet-related fees:
- Pet Fee: A non-refundable pet deposit of $250 per pet is required.
- Pet Rent: There is a monthly pet rent of $35 per pet.
Please be aware that having an unauthorized pet in your apartment will result in a $500 fee, plus an additional $10 per day until the animal is removed from the premises.
What are your restricted dog breeds?
Pit Bulls (including American Staffordshire Terriers and Staffordshire Bull Terriers), Bull Terriers, American Pit Bull Terriers, Bull Mastiffs, German Shepherds, Huskies, Malamutes, Doberman Pinschers, Rottweilers, Chow Chows, and Rhodesian Ridgebacks.
We reserve the right to deny residency to any animal deemed aggressive. Any animal causing injury must be removed from the premise immediately, regardless of breed.
What is your policy on Emotional Support Animals (ESAs)?
Emotional Support Animals are welcome in our community. To help maintain a safe and comfortable environment for all residents, we use a third-party service called Pet Screening to verify documentation for pets, ESAs, and service animals, including medical and housing letters. All residents are required to create a Pet Screening profile, even if you do not have a pet. Please contact our leasing office for instructions on submitting your documentation.
What day is rent due?
Rent is due on the 1st of every month.
What is your policy on late rent payments?
Rent is due on the 1st of each month. We provide a grace period until the 4th of the month, meaning that if your payment is received on the 1st, 2nd, 3rd, or 4th, you will not incur a late fee. However, any rent payments received on the 5th of the month or later will be subject to a late fee of $75. This late fee is due in addition to your outstanding rent balance.
How can I pay my rent?
For your convenience, we strongly prefer online payments made through our resident portal. This is the most efficient and secure way to pay your rent. However, if necessary, we can also accept in-person payments at the office during business hours.
Please note the following payment restrictions:
- We do not accept cash.
- We do not accept personal checks.
What is the fee for a returned payment (NSF)?
If a rent payment is returned by your bank due to insufficient funds (NSF), a fee of $75 will be charged to your account.
Are utilities included in the rent?
No, utilities are not included in the base rent. Residents are responsible for the following:
- Gas and Electric: You are required to have both gas and electric services in your name with the utility provider. Monthly costs will vary based on your usage. Please note that if these utilities are not in the resident's name, a $50 utility bill back fee will be applied to your account each month until the services are transferred.
- Water and Sewer: Water and sewer usage is managed through our Resident Utility Management System (RUMS). This system individually measures each apartment's consumption, and you will be billed directly for your unit's usage on your monthly resident account statement.
- Trash and Pest Control: There is a mandatory flat monthly fee of $25 for trash removal and pest control services. This fee is added to your monthly rent.
Is renter's insurance required?
Yes, renter's insurance is required at Vines at Adams. For your convenience and to ensure essential coverage, we provide a basic policy for $12 per month. This coverage helps protect the community from liability in the event that your actions cause damage to your apartment unit.
For an additional $3 per month, you can also add coverage to protect your personal belongings within the apartment. We strongly recommend considering this option for added peace of mind.
What are some common fees associated with moving out?
Here are some potential fees that may apply upon move-out, depending on the circumstances:
- Early Termination Fee: If you vacate the apartment before the end of your lease term, a fee equal to twice the monthly rent will apply.
- Insufficient Notice Fee: If you fail to provide the required notice before vacating (as outlined in your lease agreement), a fee equal to twice the monthly rent will be charged.
- Lost or Stolen Keys: There is a $50 fee for each lost or stolen key.
- Lost or Stolen FOB: There is a $200 fee for each lost or stolen access FOB.
- Lock Out (Drill out lock): If the locks need to be drilled out due to lost keys or FOBs, there will be a $125 charge.
